Regular home maintenance helps you save money, time, and stress by addressing potential major issues before they occur. Use this calendar as a guide to keep your home in top condition year-round.

- Replace HVAC air filters
- Test smoke alarms and CO detectors
- Inspect weatherstripping on doors and windows
- Check for leaks under sinks and around toilets
- Vacuum/clean bathroom exhaust fan grills
- Clean refrigerator coils and wipe door gaskets
- Flush hot water heater
- Inspect exterior caulking and seal small cracks
- Tighten door hardware, cabinet hinges, and gate latches
- Inspect washing machine hoses for bulging/cracking
- Quarterly pest check: look for entry points, wasp nests, ant trails, etc.
February
- Inspect irrigation system (emitters, valves, leaks)
- Check and clean faucet aerators
- Descale dishwasher and clean drain filter
- Clean dryer vent and inspect exhaust hose
- Inspect roof from the ground for cracked tiles
- Lubricate garage door tracks, rollers, and hinges
- Inspect exterior walls and trim for cracking or paint wear
- Clean shower heads (descale mineral buildup)
- Check electrical outlets/light fixtures for flicker or looseness
March
- Clean out yard drains, scuppers, gutters, and debris
- Pressure wash patios, walkways, and driveways
- Check stucco for cracks and touch up as needed
- Clean refrigerator coils (if not done in January)
- Test plumbing shutoff valves inside the home
- Clear HVAC condensate drain line
- Inspect attic for pests or stored-item issues
- Clean window and sliding door tracks
- Quarterly pest check (warm season begins)
April
- Replace HVAC filters
- Clean outdoor AC condenser coils
- Check thermostat programming for summer
- Inspect window screens and repair/replace as needed
- Clean and lubricate sliding door tracks
- Visual inspection of roof and foundation for new cracks
- Clean tankless water heater filter (if applicable)
- Clean window weep holes (critical before monsoons)
- Inspect drainage slope around home for proper runoff
May
- Install or inspect shade screens (solar screens)
- Turn exterior water fully on; inspect hose bibs and hoses
- Inspect and clean bathroom and kitchen caulking
- Test all ceiling fans and tighten loose blades
- Check irrigation schedule for hotter weather
- Inspect block walls and exterior paint for UV deterioration
- Inspect exterior GFCI covers for cracks/proper closure
- Descale shower heads & faucet aerators (hard water tune-up)
- Check for early pest activity before summer insects ramp up
June
- Replace HVAC filters
- Inspect garage door weather seal
- Review irrigation programming for extreme heat
- Clean exterior windows
- Clean range hood grease filter
- Check water softener salt levels
- Clean exterior air intake vents
- Inspect landscape grading for erosion or pooling
- Vacuum sliding door/window tracks to reduce dust buildup
July(Monsoon Prep)
- Clean gutters and drainage channels
- Check grading near the home to ensure water flows away
- Inspect fencing and gates for loose posts or hardware
- Fill small cracks in concrete/asphalt before heat expansion
- Empty/clean washing machine drain pump filter
- Look for wasp nests and remove safely
- Clean window weep holes again before monsoon storms peak
- Quarterly pest check (peak season)
August(Mid-Monsoon)
- Replace HVAC filters
- Inspect roof (ground-level visual) after storms
- Inspect stucco for moisture cracks
- Check for irrigation overspray, leaks, or clogged emitters
- Inspect fire extinguisher(s)
- Lubricate and test garage door auto-reverse safety feature
- Inspect attic for signs of roof leaks or moisture
- Check drainage areas after storms to clear blockages
September
- Clean up storm debris around exterior
- Deep clean dryer vent (full line)
- Inspect exterior paint and trim for water damage
- Check attic for dampness, staining, or mold signs
- Clean ceiling fans thoroughly
- Descale shower heads & faucet aerators (quarterly)
- Check window and door tracks—remove monsoon dust buildup
October
- Replace HVAC filter
- Clean AC condenser coil after heavy summer use
- Flush hot water heater or inspect for sediment buildup
- Inspect and repair door and window weatherstripping
- Inspect fences, gates, and outdoor structures
- Clean dishwasher filter and sanitize disposal
- Inspect washing machine hoses again (pre-holiday season)
- Optional: clean gas fireplace glass/test pilot (if applicable)
- Quarterly pest inspection
November
- Inspect exterior lighting; replace bulbs as needed
- Clean gutters (if trees nearby)
- Test GFCI outlets
- Inspect caulking around windows for winter gaps
- Check attic insulation coverage
- Inspect weatherstripping around all exterior doors
- Descale shower heads (quarterly)
- Check drainage paths for winter rains
December
- Replace HVAC filter
- Deep clean dryer vent if not done in September
- Inspect interior plumbing for leaks
- Clean tile grout and touch up where needed
- Adjust landscape irrigation for winter schedule
- Lubricate garage door rollers and test keypad/battery
- Clean and deodorize garbage disposal
- Check doors, locks, and hinges for misalignment
- Empty/clean washing machine drain pump filter
- Test smoke/CO detectors and replace batteries
- Inspect exterior hose bibs for drips before freezing nights
